The System Specialist will be responsible for conducting point-to-point checkout of systems to ensure proper system installation. They will also perform the proper startup and commissioning of assigned projects in accordance with GSA Checkout and Startup Procedures. This includes assisting in completing project commissioning documentation, downloading application software, and performing software/hardware calibration required for proper equipment and system operation. This position also includes assisting and developing ongoing project as-built documentation, archival of project database files, and performing warranty-related service calls. Additionally, the System Specialist will work closely with the Project Supervisor or Area Manager and the project installation to ensure projects are completed on time and per code, standards, and contract requirements.
ESSENTIAL FUNCTIONS:
1. PROJECT STARTUP, CHECKOUT, AND COMMISSIONING
- Execute point-to-point checkout of hardwired Inputs/Outputs to ensure proper installation per the Engineering Drawings, GSA Standards, and per project specification.
- Performs on-site testing of the application programming to ensure the sequences of operation function per specification and checks online operation of the graphical user interface to ensure proper graphical representations are used and the dynamic variables are displaying correct values.
- Assists the Area Manager or Project Supervisor in executing point-to-point checkout of TPI/Portal serial interface points to ensure proper software setup and communication per the Engineering Drawings and per specification.
- Assists the Area Manager or Project Supervisor in providing feedback to the installation technicians and/or installing subcontractors to ensure the installation is complete on time and per codes, specifications, and Company/Customer standards.
- Assists the Project Supervisor or System Analyst in completing project commissioning with proper commissioning sheets and system documentation per the company procedures and standards.
- Actively involved in hands-on learning of the processes and systems.
- Completes assigned projects focusing on customer satisfaction and specification compliance while trying to maintain budgetary guidelines as provided by the Area Manager or Project Supervisor.
- Develops the above abilities to a competent level where these tasks can be completed with less supervision after an acceptable period of time.
2. PROJECT DOCUMENTATION
- Maintains working As-Built drawings and documentation during the project. This information, along with completed commissioning documentation, will be incorporated into the As-Built/O /O & M Manuals required for completion of the project.
- Maintains a copy of the up-to-date database file(s) and, when the project commissioning is completed, archives the latest copy on the company SharePoint Site per Company procedures.
- Maintains written documentation on all project issues that could result in change orders, cost impact items, equipment damage, safety infractions or incorrect system operation.
- Identifies such issues on a timely basis and communicates promptly to the Area Manager or Project Supervisor.
- Submits completed time and expense sheets in a timely manner to the Operations Manager/Area Manager in accordance with GSA policy/procedure.
3. TEAM/OWNER RELATIONS
- Develops and fosters relationships between owners and the Company in order to document the owner’s project standards, requirements, and legitimate needs for use by the Project Team in engineering, commissioning, and documenting current and future projects to ensure and assure a level of consistency and quality.
- Assists in conducting on-site owner training to complete project requirements and finish job turnover requirements.
- Is sensitive to non-contractual expectations by owner and involves the appropriate personnel if meaningful issues arise.
4. COMMUNICATIONS
- Maintains personal accessibility through office phone, mobile phone number, and returns calls in a timely fashion. All calls should be returned within a 24-hour period unless on vacation. If on vacation, voice mail should detail the employee’s unavailability and give an alternate contact name and number.
- Clearly communicates the status of projects with the Area Manager, Project Supervisor, or Operations Manager.
- Provides timely, direct, and constructive feedback to the Project Team and fellow company personnel to allow them to effectively use information for future projects and for personal and professional growth.
- Maintains a written project summary with timeline milestones, deadlines, any additional manpower requirements, installation milestones and requirements, and other pertinent information to efficiently communicate workload demands and project progress with the Area Manager/Project Supervisor.
ADDITIONAL RESPONSIBILITIES:
1. WARRANTY AND SERVICE SUPPORT
- Performs warranty calls for assigned projects and as secondary warranty support for other company personnel.
- Performs service calls for customers as a service resource when needed.
2. JOB SITE CONTRACT RELATIONS
- Develops professional relationships with all parties involved in project execution, which affects the work to be performed by the Company.
- Maintains sensitivity to end-user (customer) needs in order to meet our mission statement while maintaining project contractual and financial performance requirements.
3. TECHNICAL
- Commences development of technical proficiency in building codes, building systems applications and accepted construction industry practices.
- Develops knowledge of Automated Logic hardware, software, and applications.
- Locates and uses resources on issues that are beyond personal technical expertise.Learns the Automated Logic family of software and hardware to perform diagnostic/troubleshooting procedures to solve job problems.
- Develops the ability to modify EIKON GFB’s and system graphics in the field to correct minor errors or omissions during the startup and commissioning process.
4. TEAM CONTRIBUTION

QUALIFICATIONS (KNOWLEDGE, SKILLS, ABILITIES, EXPERIENCE):
- High School graduate plus 3 years industry-related field experience with basic HVAC systems, basic electrical systems, and/or controls industry experience, including commissioning and software operation/calibration.
- Knowledge of DDC control theory and applications pertaining to the HVAC industry.
- Skilled in the use of personal computers with software Microsoft Windows XP/7, Microsoft Office, or the equivalent used by the company.
- Experience with the Automated Logic product line is advantageous.
- Knowledgeable in the construction contracting industry with specific emphasis in mechanical and electrical fields and specific experience in construction projects.
- Able to carry/set up and climb an 8’ ladder without assistance.
- Able to visit job construction hard hat areas and climb stairs, maneuver in and around pipework and air ducts, and work safely in close proximity to exposed line voltage and low voltage wiring and terminations, and climb an 8’ ladder without assistance.
- Has the ability to lift and move boxes of material, wooden skids, or pallets weighing up to 40 pounds.
- Possesses a valid state motor vehicle license and a safe driving record as required by the company’s insurance carrier.
